FHA Loans
​FHA stands for Federal Housing Administration. FHA is among the most popular loan programs for first-time homebuyers. FHA loans are also generally easier to qualify for than other loan programs. A 600 credit score can qualify you for a 3.5% down payment! The loan limits with FHA vary depending on which county you are purchasing or refinancing in.
Conventional Loan
Conventional loans cover a broad spectrum of possibilities. They can be for single-family homes, investment properties, second homes, etc. You have freedom to make a down payment from 5% on up. The really cool thing about going Conventional if you are a first-time homebuyer, is that there is a 3% down program available (if you qualify).
USDA Loan
​USDA loans have some geographical restrictions, but there is the option for a 0% down payment. USDA has income limits to qualify, and they are limited to single-family housing. If you are looking at a property in a smaller town or in the country, ask us about USDA loans.
VA Loan
​VA loans are specific loans for those who have honorably served our country. These loans offer a 0% down payment option with no restrictions for location of property. There is no PMI (private mortgage insurance), and DTI requirements are a little less strict. These loans are for primary residences only.
ODVA Loans
Since 1945, Oregon is one of only five states in the nation that offers a state home loan to veterans. This Oregon benefit is separate and distinct from the federal VA Home Loan Guaranty and has lent Oregonians approximately $8 billion of low-interest home loans to more than 334,000 veterans.
